United Kingdom, 3rd Aug 2026 – Proptech developer Docubien has released a free online tool that gives letting agents a structured workflow for completing Form 3A, the prescribed notice for Section 8 possession claims under the Renters’ Rights Act.

The Act abolished Section 21 evictions. Regaining possession now depends on evidencing specific grounds through the court system rather than serving a no-fault notice. Form 3A is the government’s prescribed document for that process, and its layout is fixed: agents cannot substitute their own version or rely on a CRM mail merge to complete it correctly.

Ministry of Justice figures put the average wait for a standard court possession claim at 34 weeks. For a landlord seeking possession over unpaid rent at the national average, that delay costs around £11,345 in lost rent. If the claim fails because Form 3A was completed incorrectly, starting again can push the loss past £22,000. Agents who made the error are exposed to a claim from their own client on top of that.

Docubien’s tool is built around that failure point. Before generating a notice, it requires the agent to confirm that the legal conditions for the selected possession ground have been met, including deposit protection, prescribed information, and any active debt moratorium. It provides template wording to explain why a given ground applies, and calculates the earliest date the claim can go to court by cross-referencing the ground, the notice date, and the method of service. The tool connects directly to a number of property CRMs, so agent data doesn’t need to be re-entered by hand, and once the notice is complete it generates a Form N215 as proof of service.
